THE OWNERSHIP CONCEPT AT THE UNITS AT WILSON's WHARF  
Historically property ownership in Mozambique has been particularly complicated and ultimately never really gave an investor the peace of mind he/she was able to attain with other leisure property investments in other parts of the world.

The Mozambican government recognized this and in December 2007 they introduced new legislation (Rights for Periodic Habitation, Decree 39/2007, of 24 August), which enables investors to acquire a “real” right to property. The main objective of the
legislation was to provide investors with a high level of comfort and allow them to securely invest in Mozambique’s leisure property market.
 
 

Similar to Fractional Ownership (Property Syndication), the units at Wilson’s Wharf can be sold to a group of investors where the group of investors co-own the rights to a piece of prime real estate at Wilson’s Wharf and then, through the legal structure that has been created, individually register the real right to their private unit and the land on which it is built in the name of a private offshore company. The fact that each Villa is owned by a private offshore company means that investors can easily syndicate their property in an offshore environment that is very liquid and free from exchange control by simply selling shares to as many likeminded investors as is desired.

Similarly investors can realize their investment by simply selling whole or part of their private offshore company, whose sole asset is the unit at Wilson’s Wharf, in the same offshore environment.

What sets the units at Wilson’s Wharf apart from most other periodic habitation schemes is that the investor has the option of entering the rental pool scheme and thereby earn a return on their investment during those times of the year when they are not able to use the unit.
